  • Property Tax = (Plinth Area × Monthly Rental Value per Sq. Ft. × 12) × Tax Rate (%)

Where:

  • Monthly Rental Value per sq. ft. means the notional rental value fixed by the corporation based on the property's location and usage.
  • 12 means it's converted to the annual figure from the monthly rental value.
  • Tax Rate (%) means the applicable tax percentage, depending on property type (residential, commercial, industrial, etc.).

Other factors that contribute to the calculation of property tax in Chennai are as follows: Zone Classification Properties in prime localities will attract the highest rental values and tax rates. Property Type Residential properties are liable for property tax at a lower rate than commercial and industrial properties. Due Date and Penalty for Property Tax Payment

Payment of the property tax is due on 30 September and 31 March. A 15-day grace period is followed by a 1% penalty per month on overdue payments.The Chennai Corporation has also offered the services of a digital platform, where taxpayers may perform property tax assessments and pay bills online with transparency and efficiency. It also offers traditional methods of assessment and payment through designated banks and zonal offices.

Chennai Corporation Property Tax Assessment Evaluation

The Chennai Corporation provides an assessment of the property both online and offline. Here's how to do it: Online You can request a property tax assessment by creating a user ID and password and entering details regarding the property, such as the division, assess name, location, full address, and phone number. Offline You can approach any TACTV counter located on the premises of the Greater Chennai Corporation or at the concerned zonal offices/headquarters. The process is as follows:

  • Step 1 : You must submit a completed application form, a photocopy of any registered documents, and the latest tax payment receipt.
  • Step 2 : You will receive an SMS of receipt of the request.
  • Step 3 : Upon examination of the application, the assessor will take measurements of the newly constructed building and propose to the authority concerned.
  • Step 4 : After field verification by the approval officer, the proposal shall be forwarded to the Assessment Committee.
  • Step 5 : An assessment committee will select the recommendations randomly for consideration. The committee will verify that the assessments are correct and recommend the proposals.
  • Step 6 : Upon approval by the committee, the assessee receives the revised assessment order (Notice 6). The assessments are also notified through SMS.

Note : Even in building modifications, property tax appeals, and property tax transfers, the above process can be adopted. If the property is altered, a fresh assessment order (Notice 7) will be dispatched. If an appeal is made, notice 10 will be dispatched and if property taxes are transferred, notice 9 will be dispatched.

Steps for Payment of Chennai Corporation Property Tax

There are two respective methods to make property tax payments online or offline. Here are the steps: Online Payment Online payments for property tax have been made easier by the Chennai Corporation. Follow these steps to pay your tax online:

  • Step 1 : Visit the official Greater Chennai Corporation website .
  • Step 2 : Click on the 'Online Payment' option and choose 'Property Tax'.
  • Step 3 : Provide the Zone Number, Ward Number, Bill Number, and Sub Number.
  • Step 4 : Verify the details provided and take note of the amount outstanding.
  • Step 5 : Select a preferred mode of payment (credit/debit card, net banking, or UPI) and complete the transaction.
  • Step 6 : Download the receipt for future reference.

Offline Payment This property tax can also be paid offline using the following channels:

  • Step 1 : Pay cash, cheque, or demand draft at the nearest GCC Zonal Office.
  • Step 2 : Property details and tax documents must be shown when rendering payment through authorised private or nationalised banks.
  • Step 3 : Tamil Nadu e-Seva centres facilitate property tax collection through the medium of government services.

Chennai Corporation Property Tax Exemption and Concession

Some of the common exemptions and concessions are as follows:

  • Properties owned by the Central Government and properties occupied by foreign missions are exempt from paying property tax.
  • Semi-permanent structures are entitled to a 20% monthly rebate.
  • Owner-occupied residential structures are entitled to a 25% monthly rebate.
