What is Pradhan Mantri Awas Yojana?
PMAY is a major housing scheme by the Government of India. It aims to offer affordable homes to every citizen. The scheme is classified into PMAY-Urban (PMAY-U), which began in 2015, and PMAY-Gramin (PMAY-G), which was launched in 2016.PMAY-U aims to address urban housing shortages by offering financial assistance to economically weaker sections (EWS), low-income groups (LIG), and middle-income groups (MIG) to construct or purchase houses.The scheme also includes sub-schemes like Affordable Rental Housing Complexes (ARHCs) for urban migrants and workers. PMAY-G focuses on providing pucca houses to rural households living in dilapidated or kutcha houses. The scheme employs a rigorous selection process, including socio-economic surveys and Gram Sabha approvals, to ensure aid reaches deserving beneficiaries.The PMAY-G was originally aimed at building 2.95 crore houses by 2023-24. But it has now been extended to cover 2 crore more houses by 2029. The total budget allocated for this extended phase is ₹3,06,137 crore.Special provisions have been introduced to support women, senior citizens, and marginalised communities. The scheme employs advanced construction methods and uses direct benefit transfers to ensure smooth implementation. By 2024, more than 3.21 crore homes will have been approved under PMAY-G.
PM Awas Yojana: Required Documents
For applying under this scheme, both urban and rural schemes, the following PMAY documents are required: Identity Proof You need one government-issued photo ID. Any of the following will work:
- Aadhaar Card (mandatory)
- Voter ID
- PAN Card
- Passport
- Driving Licence
This helps avoid duplicate applications Address Proof To prove your residence, you can submit any of the following:
- Aadhaar Card
- Passport
- Voter ID
- Electricity or Water Bill
- Rent Agreement (if living in a rented house)
- Letter from a recognised public authority confirming your residence
Income Proof Income proof determines your eligibility for different categories (EWS, LIG, MIG). You can provide:
- Salary slips (if salaried) for the last 2-3 months.
- Income tax returns (ITR) for the last financial year.
- Certificate of income issued by a government authority (especially for those not filing ITR).
- Bank account statement showing regular income.
Self-employed individuals can provide a declaration of income or business-related documents. Bank Account Details The subsidy or financial help will be transferred to your bank account. So, submit:
- Bank passbook (copy of the first page with account number, IFSC, and your name).
- Bank statement. for the last 6 months.
Property Documents (If any) If you are constructing or buying a house, the following documents are necessary:
- Registered Sale Deed.
- Property Registration Certificate.
- Approved building plan.
- Sale Agreement.
- Khata Certificate/Extract (for some states).
These documents prove ownership or agreement to purchase the house or land. Land ownership documents are mandatory for beneficiary-led construction (BLC). Consent for Aadhaar Use You must give written consent allowing the government to use your Aadhaar for verification. This is usually a form that you sign and attach to your application.
Swachh Bharat Mission (SBM) Registration Number
If you are applying for PMAY-Gramin and are already registered under the Swachh Bharat Mission, include this number. This helps in integrating toilet construction with housing.
MGNREGA Job Card (if applicable)
If you are a rural worker and have an MGNREGA (Mahatma Gandhi National Rural Employment Guarantee Act) job card, it strengthens your claim and proves your economic status.
Affidavit/Declaration of No House Ownership
You must submit a self-declaration or an affidavit that confirms:
- You or your family do not own a pucca house anywhere in India
- You have not received benefits from any other government housing scheme
This is a mandatory document.
Caste Certificate (if applicable)
If you belong to a Scheduled Caste (SC), Scheduled Tribe (ST), or Other Backward Class (OBC), submit your caste certificate. It must be issued by a recognised authority.
Disability Certificate (if applicable)
If you or any family member has a disability, a valid certificate can be submitted to receive preference under PMAY.
Widow Certificate (if applicable)
If the applicant is a widow, submitting this certificate may allow preference under the scheme.
Minority Certificate (if applicable)

Who is Eligible to Apply for Pradhan Mantri Awas Yojana?
To apply for this scheme, you must satisfy the following criteria: Urban PMAY:
- Families from the Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG) segments, with yearly incomes up to ₹3 lakh, ₹6 lakh, and ₹9 lakh, respectively, are eligible.
- Applicants must not own a pucca house in their name or any family member's name anywhere in India. Special preference is given to widows, persons with disabilities, transgenders, Scheduled Castes/Scheduled Tribes, minorities, and other vulnerable groups.
- The house is mandated to be owned by the female head of the household or jointly by the male member.
- Beneficiaries benefitting from any housing scheme in the last 20 years are not eligible.
Rural Gramin:
- Beneficiaries are selected through the Socio-Economic Caste Census (SECC) 2011, Awaas+ survey (2018), and Gram Sabha approvals.
- Applicants must not own a pucca house or live in dilapidated or kutcha houses.
- Priority is given to women, Scheduled Castes/Scheduled Tribes, minorities, and other vulnerable groups.
- Applicants must not have previously received benefits from any housing scheme of the central, state, or local government.
- Landless beneficiaries may receive heritable but non-transferable land rights (pattas) from the State/UT Government.
